Property Management Services

  • Move in and move out inspections; annual inspections

  • Processing of annual payment of interest on last month’s rent deposit

  • Coordination of purchases of capital assets or significant maintenance with landlords

  • Provide monthly revenue and expense report

  • Communicate issues/concerns that may arise to landlords

  • Collect proof of tenant insurance annually

Tenant Selection Services

  • Professional assessment of property rental value

  • Provide market analysis

  • On-site assessment with recommendations on how to prepare your property for lease

  • List the property with MLS and/or advertise to ensure maximum exposure to prospective tenants

  • Conduct showings including an open house (if applicable)

  • Pre-screen all candidates

  • Conduct background checks including a full credit bureau report

  • Draft a binding lease that includes the mandatory lease (per Tenancy Act), and a proprietary addendum specific to each landlord's situation

  • Inventory of property condition, including appliances

Additional Services

  • Perform a detailed and documented inspection and assessment of any properties and submit maintenance recommendations to the landlord

  • Manage any and all maintenance the landlord wants to pursue prior to the initial rentals of each property

  • Track maintenance costs including contractors and supplies 

  • Provide qualified third-party contractors to perform the maintenance

The TRIDECT Team has 22 years of experience in property management. Our objective is to support the landlord-tenant relationship throughout a tenancy.

History

In 1954, Tom Murphy originally founded Murphy Realty, which was incorporated in 1969 as Tom Murphy Limited. Dan Brewer, who was working at Tom Murphy Limited (TML)bought the business in 1995 and began operating it under the name Connex Realty Inc., Brokerage (Connex Realty). This allowed Tom Murphy to keep his company name as he was still a practicing broker now working for Connex Realty. Upon his passing TML was left to his son Rick Murphy who asked Iris, his wife, to manage the company. Iris converted TML to a Property Management company and partnered with Connex Realty to manage the tenant selection process. Initially, TML owned and managed two properties. Over the years, TML began to manage properties for other landlords. In 2024 TML rebranded this service to TRIDECT Inc. (TRIDECT).

Our Team

We partner with Connex Realty Inc., Brokerage, an independently owned and operated member Broker with over 46 years of service. Together we strive to find the best fit for every tenant and property.

Iris Murphy - Director / Property Manager

Iris first entered real estate in 2002 taking on the role of Managing Director at Tom Murphy Ltd. converting it from a Real Estate Brokerage company to a Property Management company. Prior to 2002 Iris was an established IT Professional. Her last position prior to joining Tom Murphy Ltd. was Project Manager with Hewlett-Packard, Consulting. 

Iris has been helping landlords benefit from their property investments while providing tenants services to ensure they feel their rental accommodation is their home. She has a talent for ensuring both parties feel respected and comfortable because Iris has been both a landlord and a tenant. This helps her understand the needs of both parties. It really shows in Iris’ ability to listen and to hear what you're saying.

A Committed Professional

Iris continues to expand her knowledge and skills. She completed the Project Management Certificate Program at Sheridan College with the intent on refreshing and upgrading her project management skills. Skills that are essential during maintenance or renovation projects, and equally applicable to the day-to-day operations of the company. The most important being her demonstrated effective communication skills with landlords, tenants, contractors, and vendors.

Iris keeps abreast of the Ontario laws regarding the leasing of residential properties relating to the respective responsibilities of the landlords, and the tenants. In particular, she has a good working understanding and application of the “Residential Tenancies Act, 2006, S.O. 2006, c.17” and the “Condominium Act, 1998, S.O. 1998, c. 19”.

A Commitment to Landlords and Tenants

As a property manager Iris’ focus is to listen to the landlord’s priorities, make suggestions and recommendations to support those priorities, and then work at identifying the best-fit tenant. Once a property is rented, Iris will focus on ensuring the tenant is satisfied and comfortable in their home, while ensuring the landlord’s objectives continue to be met.

Iris approaches property management as a special opportunity to seamlessly manage the landlord and tenant relationship. While handling all the details for the landlord she still encourages their input in decision making to whatever extent the landlord wants involvement. The desire to establish a good working relationship with the landlord and tenant makes Iris’ role more than just a job. It's a professional commitment to both the Landlord and Tenant!

Rick Murphy - Director

Rick’s career started as a Financial Auditor and then transitioned to IT Auditor. He is now retired and provides support in the managing of TRIDECT Inc.

A Certified Professional

Rick is a Chartered Professional Accountant (CPA) and a Certified Information Systems Auditor ® (CISA ® ). Although retired from his formal career, Rick has maintained his Professional designations and he continues to apply his knowledge and expertise internally to TRIDECT.

A Commitment to You

As a Director of TRIDECT Inc. Rick’s focus is on the internal functioning of the business. His role is to ensure we follow proper procedures and standards as they relate to our financials and managing our clients’ information. Although this role is not directly related to the property management services, it is still paramount to TRIDECT Inc. being recognized as a business that follows proper procedures and cares about its clients—whether they are the landlords or the tenants. It’s a professional commitment to you!

Kaitlyn Brewer - Broker, Connex Realty Inc., Brokerage

Kaitlyn first entered real estate in 2010; she has been helping people find what they need, what they want, and what makes them happy. She has a very special talent for making you feel comfortable because you know you're working with someone who puts your concerns ahead of her own.

Kaitlyn is an active member of the Toronto Regional Real Estate Board and The Lakelands Association of Realtors. Kaitlyn also belongs to the Ontario and Canadian Real Estate Associations. Kaitlyn is also a member of the Canadian Mortgage Brokers Association. Kaitlyn graduated from Seneca College with a diploma in the Real Property Administration Program. In addition to she received her Certificate from the University of British Columbia, Sauder School of Business, Real Estate Division in Real Property Assessment. Kaitlyn is also a licensed Level 2 Mortgage Agent #M11001521. She is one of the few REALTORS in the nation to have earned her Broker's License and the prestigious professional designation of AACI, P.App, Member of the Appraisal Institute of Canada. Kaitlyn spent many years in the retail sector dealing with the public on a regular basis before deciding to join her father’s firm. Kaitlyn took a long time to decide to join her father’s well-established independent real estate, appraisal and mortgage company a firm that has been operating since 1954. Kaitlyn's achievements are no accident. Each year she attends a variety of courses and to stay on top of the ever-changing developments in the real estate business.

Dan's background includes buying, in 1995, a well-established independent real estate company operating since 1954, mortgage financing, and investment consultant. Dan's achievements are no accident. Each year he attends a variety of courses and seminars in Marketing, Finance, and Negotiation to stay on top of the ever-changing developments in real estate. Dan is recognized as an expert, teacher and mentor.

Active in the community, Dan volunteers his skills and resources to various events for the area. Through his company, Connex Realty Inc., Brokerage, Dan has sponsored numerous minor sports teams over the years.
